HOME REHAB

NHS South Buffalo has been offering home rehab assistance in one form or another since the 1980's. Our program, primarily, seeks to remedy code violations and repair systems (heating, plumbing, electrical, etc). We do not, however, provide services for cosmetic repairs.

How does the Home Rehabilitation Program work?

We offer home rehabilitation loans. The type of funding we can provide depends upon current program guidelines and funding availability. If you meet the eligibility guidelines, our Construction Specialist will complete an initial home inspection to determine what work we can aid you with. We then prepare esitmates for the work, and then you select the right licensed contractor for the job. After awarding the bid to a contractor, we prepare the necessary documents to begin the work. You then enter a contract with the contractor to complete the work on your house. Finally, we conduct regular inspections during the work period to assure quality work.

How does the revolving loan program work?

Potential recipients can obtain assistance in the form of a grant (60%) and an income based loan (40%). The maximum amount a recipient can be eligible for is 80% of the value of their home. HUD income guidelines are used to derive the interest rate of the loan which can range from 1%-5% depending on income.

What are the income eligibility guidelines?

To be eligible for the Home Rehab Program, the applicant's income must be 80% or less of the Erie County median income. Median income is determined using data from the Department of Housing and Urban Development (HUD).
